Clarion’s New York office teamed up with Partnership for Parks once again for our annual summer volunteer event and helped repaint 110 feet of iron fencing at Ruppert Park in Upper Manhattan. In addition to the work accomplished, the remaining project supplies were donated to the Parks Department staff to help them continue to maintain and build upon the great progress completed by our team!

In Q2, commercial real estate capital markets started to recover; transaction volume trended up, financing costs improved, and asset values started to stabilize in select sectors.¹ Nearly all traditional and alternative property types reported positive quarterly total return performance (𝘍𝘪𝘨𝘶𝘳𝘦 1).² Looking ahead in 2H 2024, it is likely we may see further improvement in overall liquidity and deal flow. 

A sustained rebound in pricing is largely dependent on the Federal Reserve’s anticipated interest rate pivot. It is likely that peak rates are behind us, and we anticipate an ongoing moderation in the year(s) ahead (𝘍𝘪𝘨𝘶𝘳𝘦 2).³ Clarion Partners is cautiously optimistic about the next 12 months and continues to believe that the real estate asset class offers attractive risk-adjusted returns over the long term.

Investor interest in U.S. industrial property has reached a record high as a top-performing property type. Institutional investor allocations to the sector in a mixed asset real estate portfolio are now at about 35%.¹

We believe that the outlook remains bright, and the sector is expected to continue to outperform over the long term due to a robust set of demand drivers. Through 2028, we anticipate moderating new supply, low vacancy levels, and robust net operating income (NOI) growth.² E-commerce, inventory stockpiling, and obsolescence are estimated to require an additional 1.1 billion SF over the next five years.³
