The 71 on Garfield project is a 42-storey residential tower located in Gold Coast, designed by DBI for Iris Capital . This slender reinforced concrete structure stands at 150 metres tall, with a challenging 12:1 slenderness ratio. As the structural engineering consultants, we addressed the lateral stability requirements essential for maintaining comfort levels for the building's occupants. This was achieved through carefully planned lateral stability systems, optimised for a tower of such height and slenderness. The project includes six basement levels to be constructed using a diaphragm wall (D-Wall) system to manage water ingress due to its beachfront location. To expedite construction, the basement will be built with a top-down construction technique.
