Each week we do assessments all over Los Angeles and Orange County. While on our usual assessments (hillside repair, soft-story, non-ductile concrete buildings, retaining walls, foundation replacements, retrofits, etc.) we took pictures and wanted to highlight some of what we saw. 1: Back in March, we posted about this home that was being torn apart by land movement. We revisited to assess the current state, and the damage has only worsened. 2: The foundation has fully detached and failed. This movement has caused the house to drop nearly 3 feet since March alone. 3: This Rancho Palos Verdes home has been facing significant challenges due to the excessive land movement in the area shifting as much as 7-12 inches per week. As an attempt to address this, the home has now been lifted roughly 4 feet off the ground and supported with steel girders and cribbing below. Cribbing is a temporary support system made of stacked wooden or metal beams, often arranged in a crisscross pattern. Here, it’s being used under the steel girders to help stabilize the home against constant land movement. 4: This deck was built around a large tree, which is now causing structural issues. 5: Here you can see the massive roots pushing up against the deck, displacing some of the posts and undermining their support. This deck has become unsafe and poses a serious hazard to the homeowners. 6: Severe spall damage has left this foundation weak and crumbling. Now, it’s gotten to the point where sections can be easily pulled apart by hand. The spall damage has corroded the rebar, and without intervention, it will only continue spreading and weakening other areas. A foundation is supposed to be supporting your home, but it’s hard to sleep easy knowing this is what’s beneath you. 7: Brick is not a suitable material for a post-and-pier foundation. Being unreinforced masonry, it poses significant safety risks, especially in areas prone to seismic activity. While on our usual assessments (hillside repair, soft-story, non-ductile concrete buildings, retaining walls, foundation replacements, retrofits, etc.) we took pictures and wanted to highlight some of what we saw. 1: Cracks wider than 1/4th of an inch in a foundation are a major concern. This one extends well beyond that size and shows signs of differential movement. It’s definitely time to address the structural issues and begin repair. 2: Another contractor was hired to do a pipe and board project for this client. It failed last year. This photo was taken after their attempt to "fix" it. 3: We can confidently say it’s only a matter of time before it fails again if it’s not properly repaired. 4: Long horizontal foundation cracks are a clear sign of structural issues. Here, you can also see significant rust and spall damage, which only weaken the foundation further if all damaged areas are not demolished and replaced. 5: This section of the foundation shows even more severe spall damage. The wall has delaminated, exposing corroded rebar beneath the surface. Without proper repair, this deterioration will only continue to compromise the foundation’s integrity. 6: This historic home has support pillars made of river rock; a method used in some homes built before 1920. Unfortunately, these rocks are not reliable for structural support. While on our usual assessments (hillside repair, soft-story, non-ductile concrete buildings, retaining walls, foundation replacements, retrofits, etc.) we took pictures and wanted to highlight some of what we saw. 1: Duct tape was used here to hold the epoxy during injection in a misguided attempt to fix these foundation cracks. This is far from professional and definitely not the right way to handle structural repairs. I think the joke about just slapping some duct tape on it might have been taken a little too seriously. 2: This corner lot was built on cut-and-fill soil with poor compaction, which is now causing the bedroom to crack and pull apart. Without proper soil preparation, the foundation shifts, leading to structural issues like these. 3: This garage had an offset crack of over 4 inches. This is likely due to the expansive soil combined with a tree root pushing up against the slab, causing significant movement and an uneven surface. 4: Oceanfront properties constantly face challenges of saltwater exposure and harsh elements, making them more vulnerable to damage if not properly built to withstand these conditions. 5: This timber is severely delaminating from prolonged exposure to the marine environment. 6: As you can see in this area, the steel is extremely rusted and corroded and unable to provide adequate support to the structure. Without the proper materials, these harsh conditions will only continue to significantly compromise the structural integrity of the property. 7: This block retaining wall was built less than a year ago and has already failed due to improper embedment and poor construction, leaving it unable to properly bear the weight of the hillside. #FoundationRepair #RealEstate #Engineering #HillsideFailure #Fail #Structural #Homeowners #FoundationInspection #StructuralRepairs #Repairs #Construction #Rain #Landslide #Hillside
