📉 Fed Rate Cut Impact on Housing Market The anticipated Fed rate cut this week will likely have positive effects on the housing market, with potential implications for the months ahead and into 2025. The anticipated cut of .25 to .50 is in the context of possibly 1.25 percentage points’ worth of cuts before the year is out, followed by another 1.25 next year. But nothing is certain. As mortgage rates generally track the 10-year Treasury yield, a Fed rate cut could push Treasury yields lower, leading to a slight reduction in mortgage rates. However, since some of this anticipated cut is already factored into current market conditions, we may not see a significant drop in mortgage rates unless the Fed makes larger or unexpected cuts. 🏡 Implications for homebuyers and homebuilders A modest reduction in mortgage rates could begin to improve affordability for new homebuyers, increasing demand for single-family homes. However, even if rates fall, prices for new homes are expected to remain elevated, and affordability challenges will persist—especially in markets where supply remains tight. But, lower borrowing costs may help builders finance new projects, stimulating future supply. As the Fed continues cutting rates into 2025, further reductions in mortgage rates could fuel additional demand. If inflation stays in check and the labor market stabilizes, builders may expand production to meet this demand. 💡 The Magic Number? Mortgage rates will need to drop below 6%—ideally to around 5.5% or lower—to meaningfully stimulate housing demand. Currently, rates have fallen into the mid-6% range.
