Rubenstein Partners has signed leases totaling 131,000 square feet over the last few months at its Chesterbrook, PA office campus. Deals include a 36,000-square-foot lease for Arcfield , a government defense contractor, and a financial services company taking an entire 35,000-square-foot building. These transactions bring the campus’ occupancy to 62%. In addition to Arcfield, new tenants at Chesterbrook include management consulting and professional services firm Accenture , which is taking 12,128 square feet, and law firm Campbell Trial Law signing a deal for 8,846 square feet. 👩🏫 Fun Fact Friday: In large commercial office fit-outs, a Temporary Certificate of Occupancy (TCO) can be essential for clients eager to start using their space before every last detail is finalized. For our recent project at 245 Park Avenue with confidential investment firm, the conference center floor—one of five floors we completed—required a TCO due to a major occupancy shift from around 280 people to nearly 480. This change needed rigorous planning to ensure all critical safety systems, such as egress and fire safety, met code for early occupancy. By securing the TCO, the team facilitated a seamless move-in, minimizing operational downtime and allowing the client to hit the ground running.

Asland Capital Partners and Pembroke Development celebrated the opening for occupancy at Park Lane Senior Apartments in the Soundview section of the Bronx, NY. The 14-story affordable senior housing project, totaling 115,000-square feet, yields 154 units in studio to one-bedroom layouts. Amenities include indoor and outdoor recreational spaces, a shared laundry room, bicycle storage, and two community rooms programmed by Selfhelp. Residents will only be responsible for 30 percent of their income toward rent.
