It seems to invest between 500,000 ($685,010) and 100 million ($137 million) in equity investment in companies with enterprise value between 100 million ($137 million) to 2 billion ($2740 million). The firm is a value-add investor targeting majority and minority stake in its investee companies. While investing in funds, it invests in venture capital, mezzanine, private equity, real estate, distressed, turnaround, and secondary funds. Our portfolio company Parmaco Oy, Finland's leading provider of high-quality dynamic rental buildings, has acquired a majority stake in mobispace GmbH, a German company that specializes in modular rental buildings that utilize sustainable materials, design, and construction. mobispace rents out buildings to public sector organizations, such as schools and day-care centers. 

mobispace represents Parmaco's first expansion into continental Europe and second highly synergetic acquisition within the last 18 months. Parmaco acquired Fixcel Group, an innovative Finnish modular builder specialized in advanced steel cell structures, in 2022.

Private debt is now recognized as an important component in investor portfolios, providing an appealing alternative to more traditional fixed income products. While this trend has been many years in the making, a combination of factors is creating additional tailwinds for the asset class. In an environment of higher interest rates, the floating rate nature of direct lending is offering investors the potential for attractive double-digit returns and protection against inflation. At the same time, direct lending continues to gain market share, bolstered by the continued retreat from banks, as well as a slowdown in activity from underwriting banks in the broadly syndicated loan market.

Partners Group has acquired a strategic minority stake in Citivale, a UK real estate developer and asset manager specializing in logistics and light industrial assets. Citivale currently manages in excess of 5 million sq ft of floor area across multiple assets in the UK. Partners Group's investment will further strengthen our existing Greenbox UK logistics joint venture with Citivale (shown below). 

Partners Group invested in Citivale as part of our new strategy to acquire stakes in real estate operating companies and management teams in order to gain exposure to the full value chain across the asset lifecycle.

“When we acquire a company, we focus on building a board of directors who are eager to work with the executive team to co-create the company’s new strategy,” our CEO Dave Layton told Harvard Business Review for a new case study on what the boards of public companies can learn from private equity. 
 
Whilst public company boards often look similar to what they did 50 years ago, private equity firms create a governance structure at portfolio companies that is far more hands-on and entrepreneurial. The case study explains how private equity firms recognize the value of a more collaborative model in which directors can work closely with management to drive transformation and results.

Partners Group, on behalf of its clients, has formed a new pan-European joint venture to develop and operate next generation purpose-built student accommodation assets. The JV, which aims to become a market leader with over 5,000 beds, will be seeded with two projects: Camplus Ivry, a 448-bed scheme at Ivry-Sur-Seine, Paris and Camplus 22@, a 250-bed development site in the technology district of Barcelona.

The JV marks a significant milestone for Partners Group as we continue to build our presence in the student housing sector. This latest JV represents Partners Group's first platform expansion into continental Europe following our partnership with Host in the UK.

The team's recent investments include Pharmathen, a European complex drug delivery and formulation developer, and Sterling Pharma Solutions, a pharmaceutical development and manufacturing organization.

Partners Group, on behalf of its clients, acted as the sole lender to support Rivean Capital's acquisition of Dataciders GmbH, one of the leading providers of data and analytics services in Germany. Partners Group provided a total financing package of over EUR 90 million. 
 
Dataciders is expected to generate revenues of around EUR 70 million this year. The company's customer base includes numerous DAX 40 constituents and large SMEs from various industries, such as automotive, pharma, and financial services. The financing package will support Rivean's plans to actively shape the next phase of the company's growth. 

Partners Group provided the financing package as part of its direct lending strategy, which focuses on leading middle-market companies. Partners Group's Private Debt business has a total of USD 29 billion in assets under management.

Our portfolio company North Star, a market leading provider of mission-critical offshore infrastructure support services, has secured a contract with energy utility EnBW Energie Baden-Württemberg AG to deliver a new hybrid-electric service operations vessel (SOV) on a decade-long minimum charter to service the He Dreiht windfarm off the coast of Germany.

Scheduled to commence its charter from the end of next year, the vessel, which is prepared for the use of methanol as a fuel, will provide premier accommodation for up to 34 wind technicians as they maintain the development’s 64 wind turbines. The SOV will also act as a logistics hub and warehouse.

The agreement marks North Star's first offshore wind win outside the UK market, representing a milestone step in its ambitious growth strategy. Partners Group acquired North Star on behalf of our clients in 2022 and we are working closely with management on expanding the company's platform in Europe.

The US leveraged loans market ended the year with a frenetic last quarter in which continued sluggish new-issue loan volumes led to an extended secondary loan rally. 

Institutional and retail investors – regardless of whether they were shifting strategy back to “risk-on” or just seeking to redeploy cash – were quickly drawn to most loan offerings. In Europe, loan issuers seeing steady investor demand used the opportunity to amend and extend, refinance and issue incremental loans, while capturing tighter loan spreads and extending the duration of capital structures. 

This had a significant impact on the leveraged loan maturity wall, which by the end of 2023 saw almost no remaining 2024 maturities outstanding. Overall, US and European liquid loans delivered double-digit total returns for 2023, the strongest posted in over a decade.
