"Distress rates in the CMBS market continued to climb in June, with the number of troubled multifamily loans nearly tripling since the start of the year. Roughly 7.4% of multifamily CMBS loans were delinquent or in special servicing at the end of last month, according to a report from securitized debt tracking firm CRED iQ, up from about 3% at the start of the year. Apartment building owners have been squeezed by growing operating and insurance costs, just as rent growth stalls across the U.S. and a wave of new inventory brings prices down in markets where rents shot up during the pandemic." https://lnkd.in/dzTeztAv

"Tropical Storm Beryl pummeled the Houston area Monday, cutting off power to millions — the second major storm to hit the city after a freak derecho caused billions in damages in mid-May and the commercial real estate industry had started to recover. Numerous roads flooded and were closed, transformers were blown out, trees and utility poles lay toppled, and swaths of Downtown Houston and other areas were under water, signaling a lengthy and expensive cleanup near the beginning of a hurricane season that will last through November." https://lnkd.in/gaH2ZwmV

"When a 145K SF suburban Maryland office building sold for just $5.7M at an auction this spring, it brought a resolution to a three-year-long spiral that began when its sole tenant, the Montgomery County government, terminated its lease in 2021. The CMBS loan tied to 255 Rockville Pike in Rockville, Maryland, once valued at $56M, still had a $33.6M unpaid balance. The years it spent in special servicing and the pennies it ultimately sold for meant the investors in the loan suffered $33.7M in realized losses, according to a report by Trepp. It's one of a growing number of examples of CMBS loans that are resolving for increasingly greater losses, sometimes larger than the total balance of the debt." https://lnkd.in/gYuMN2Ra

"In the least certain market in more than 15 years, understanding the value of a property has taken on a recharged importance and a new layer of difficulty. With an estimated $1.2T in commercial mortgages set to mature by the end of 2025 and an existential reset occurring in the office market, commercial property owners are going to the bank in droves, searching for refinancing options to keep their properties afloat. With this tidal wave of maturing and distressed loans, appraisers will play a key role in setting the values from which the market will begin the next stage in the real estate cycle. Appraisals are also used in lease negotiations, legal disputes, assessing property damage like that caused by inclement weather, and estimating value in a forced sale or auction proceeding. They can also be used by owners to determine the feasibility of a renovation or conversion. Each of these business cases has become more common and crucial in the last five years. "The Federal Open Market Committee held interest rates steady this past Wednesday, marking the seventh consecutive meeting where it kept the central bank’s discount rate between 5.25% and 5.5%. The Federal Reserve signaled just one rate cut is coming before the end of the year, a significant departure from the three cuts it anticipated in March. Seven FOMC members said they think one interest rate cut this year is appropriate, with four saying they anticipate no cuts, according to materials released Wednesday, following the body's two-day meeting. Eight other members said two cuts would be the proper course of action. Fed Chair Jerome Powell said during a post-announcement press conference that it will take time for the central bank to get the confidence it needs to loosen fiscal policy. "A new Deloitte report indicating states with the greatest risk of severe weather could see insurance costs double by 2030 is the latest hit for commercial property owners still reeling from the last round of cost increases. Climate change and inflation have been a double whammy for property insurance costs, and no relief is in sight. Searching for solutions, property owners are turning to alternatives like risk-pooling or insurers of last resort. These strategies can allow owners to keep doing business in popular states like California, Florida and Texas, but come with uncertain costs and degrees of effectiveness. California is ranked highest based on its expected annual loss score, followed by Florida, then Texas, according to a Deloitte Center for Financial Services analysis of Federal Emergency Management Agency data. States with the greatest extreme weather risk could see an average monthly insurance cost increase of $3,077 per building today to $6,062 per building in 2030, a 10.2% compounded annual growth rate." https://lnkd.in/g4WknWnV

"The amount of past due commercial real estate loans in banks' portfolios has skyrocketed even as the banking industry has seen profits grow, new federal data shows. Past due nonresidential commercial real estate loans last quarter increased by $1.8B, or 9%, from the prior quarter, according to a quarterly report from the Federal Deposit Insurance Corp. The largest banks, those with assets greater than $250M, saw a past due and nonaccrual rate of 4.48%, well above the pre-pandemic rate of 0.59%. For banks with assets between $10B and $250B, that rate was 1.47%, up from 1.35% in the first quarter and 0.66% pre-pandemic. This increase is contributing to the amount of ‘problem banks’ that either have low capital reserves, a high number of nonperforming loans, weak management, consistent losses or liquidity problems, according to CoStar. The number of banks on the FDIC's problem list jumped from 52 in the fourth quarter of 2023 to 63 in Q1. These banks held a total of $82.1B in assets in Q1." https://lnkd.in/guhF3zR9
