Our analysis for the third quarter of 2023 reveals another noteworthy fact:

Real estate prices in Germany continue on their stable trajectory. In comparison to the second quarter, we observed only a minimal price decline of 0.6% on a national average.

Consequently, the decline in residential property values is gradually slowing down. In the third quarter of this year, houses and apartments saw a smaller average decrease of 0.6% compared to the preceding three months of 2023. Additionally, regional disparities within the federal states display less fluctuation than in the previous months of the year.

Felix Jahn, Founder, and CEO of McMakler, states, "Since the second quarter of this year, we have been witnessing a significant slowdown in the nominal price decline in the residential real estate sector. The third quarter also demonstrates a notable stability, with an average price decrease of 0.6% nationwide. It is anticipated that prices will continue to marginally decrease before stabilizing at a new level in the short to medium term, particularly in the realm of owner-occupied properties in urban areas."

Exciting news for the real estate market! According to the latest data from McMakler, the demand for residential properties has exhibited a slight positive shift for the first time since the second quarter of 2022. 

Following a stabilization of demand in the preceding quarter, the third quarter of this year witnessed a marginal increase in demand, averaging 0.2% nationwide when compared to Q2 of 2023. Our analysis also reveals that this uptick in demand is predominantly concentrated in metropolitan regions. However, across the country, the average price drop was only 0.6% compared to the previous quarter of this year.

Prospective buyers should no longer hesitate, but rather capitalize on the currently favorable market conditions for real estate acquisition. 📣 Leadership Update 📣 We are proud to announce Matthias Knoche as our new Chief Operating Officer (COO) starting September 2023. In this new position, he'll be overseeing the Business Development, Analytics, and Operations departments. 

Since April 2020 Matthias has been in charge of the operational aspects of property buying and selling at McMakler. He previously built and oversaw the Operations department at solar startup Enpal with great success.
