We were delighted to provide a £26.4m loan to Matter Real Estate-backed developer-operator Untold Living to support the construction of a newly consented site in Shropshire, alongside the operation of a scheme in Wiltshire.

Founded in 2022, Untold Living specialises in Integrated Retirement Communities (IRCs) across England, targeting the mid-market by offering affordable retirement living options. The IRCs offer a community environment that adapts to residents' needs as they age, positioned between traditional care homes and retirement housing.

Russell Jewell, CEO of Untold Living, commented: “We were impressed by OakNorth’s reputation in the UK’s retirement living sectors. Lucas and his team were able to create a bespoke funding package that supports our existing sites, and the development of our new site in Newport, saving us considerable time and effort. We’re thrilled to complete a £45.7m loan to Veld Capital and Maya Capital to fund the new development of a 222-bedroom, upper-midscale hotel in central London.

Located in SE1, the hotel will be operated by Motel One Group, a Munich-based affordable lifestyle company which operates 90 hotels across 14 countries in Europe and the US. The loan from OakNorth provides capital to refinancing existing debt, part-fund the development costs and working capital for the initial opening months of the hotel.

Senior Director of Debt Finance, Deepesh Thakrar, said: “Both Veld and Maya Capital are well-established private equity firms with a demonstrated track record of developing assets and exiting well. They have found a strong and experienced operator in Motel One, and are well-located to attract the tourists they’re aiming for. As one of the few lenders that can provide an umbrella facility like this, we’ve been able to support Veld and Maya in the buy, build and stabilise under one agreement. This means they’ve been able to cut out the time needed to refinance once the hotel is built, saving them a big headache further down the line.”
